What is Rental+?

How does Carousell Rental+ protect me as a tenant?
With Carousell Rental+, you no longer have to worry about losing your security deposit because there's no need for one at all!
How much does Rental+ cost?
Rental+ will charge you (tenant) a 30% success fee of your first month rental. i.e. if your rental is $1k, we will collect $300 from you. In return, you will not have to pay the 1-2 months security deposit.
How do I find room rentals that don't need a security deposit?
While browsing for room rentals on Carousell, look out for listings with the "Rental+" label. You can also filter for "Rental+" listings so you'll only see listings that don't need a security deposit.
How do I enquire more about the room or arrange a viewing?
If you're interested in the room rental, simply tap on the "Chat" button to start talking to the landlord!
Should utilities be included in the monthly rental?
That's up to you and your landlord to agree on, and you'll get to indicate your final arrangement in the Tenancy Contract.
I've found my ideal room! How do I request to rent the room?
Great! Get in touch with your landlord and let them know that you're serious! They will then work on the next step with our account managers. How do I make sure that I'm agreeable to all of the terms stated in the Tenancy Contract?
We strongly encourage that you work closely with the landlord to discuss the terms that will be in the Tenancy Contract. Once all terms are discussed and agreed upon, you can review it once more to ensure that you are agreeable with all the terms stated, before signing the Tenancy Contract.
How do I pay rent?
Rent will be paid directly to the landlord. Please note that Carousell Rental+ will bill you a 30% invoice for the success fee. Upon payment confirmation, we will send over the insurance policy over to the landlord.
Do I have to pay anything else other than rent and success fee?
One more small (but important!) thing: In Singapore, stamp duty is payable to the Inland Revenue Authority of Singapore (IRAS) when you rent a room.
This is 0.4% of the total rent for the period of the lease e.g. if your rent is $800 a month over a period of a year, your rental stamp duty will be $800 x 0.4% x 12 = $38.40.
You can do so online via IRAS' e-stamping portal.
What about damages not covered by Carousell Rental+?
For damages not covered by Caorusell Rental+, it would depend on what's agreed upon under section 6 of the Tenancy Agreement that was signed between the landlord and the tenant.
Why do I have to verify my identity or provide a copy of my identification?
This is a requirement by FWD Singapore Pte. Ltd. (“FWD”), the insurance company underwriting the FWD Home Insurance Master Policy for Landlords, to identify and verify the true identity of a person covered under an insurance policy. This, therefore, requires FWD to collect, verify and maintain identity information about you, including copies of your personal ID documents.
Knowing your true identity will also allow FWD to confirm you as the landlord and correct person to make payment to in the event of a successful claim in future.
