Step 1: Get started
When you find an ideal tenant, it’s time to kickstart the contract process. First, you’ll need their particulars—either request for their particulars or fill them in yourself.
Once the tenant provides their particulars, proceed to step 2 to review and send the contract.
I’m chatting with my ideal tenant—how do I send the Tenancy Contract to them?
That’s great, we’re excited for you! First, you’ll need their particulars to include in the contract.
If you don’t have their particulars
- Tap on ‘Set up contract’ in the Chat with the tenant
- Tap on ‘Request for particulars’ and wait for them to respond
- Set up the rest of the contract while waiting for the tenant’s particulars
If you have their particulars
- Tap on ‘Set up contract’ in the Chat with the tenant
- Tap on ‘I have their particulars’ and fill them in
- Set up the rest of the contract and send the contract to them in Step 2
Alternatively, the tenant can also provide their particulars and request for the contract from you once they’re sure about renting your room.
Upon sending the contract to this tenant, you can no longer send a contract for the same listing to another tenant for the next 72 hours.
When do I need to set up the Tenancy Contract?
It’s best to set it up right after you list your room, so it’s ready once a tenant comes knocking. You can also wait until a tenant asks for the contract before setting it up.
How do I set up the Tenancy Contract?
On your listing, tap on ‘Manage rental’ then tap on ‘Set up Tenancy Contract’.
All the information you fill in on the page will be populated to the final PDF contract, so be sure you’ve got everything right.
Who can view my Tenancy Contract?
Only tenants whom you’ve sent the contract to will be able to view it.
Can I print or download the Tenancy Contract?
No, you can’t. The version that you’re viewing is the draft copy. The watermark on the draft copy renders it invalid even if it’s printed out and physically signed. For the AXA insurance to be valid, you and the tenant must sign the contract digitally on the Carousell app.
The final Tenancy Contract will be sent to your email after both of you signed the contract—you can print this final contract if you’d like to.
Can I use my own Tenancy Contract?
No, you can't. For the AXA insurance to be valid, you and the tenant must sign the contract digitally on the Carousell app.
The Tenancy Contract generated for you is prepared by Carousell’s legal team and based on a template recognised by the Council for Estate Agencies, Singapore—you can use this contract with no worries at all!
Contract terms and how to fill them in
Monthly rental may or may not include water and electricity bills or internet bills. Make them clear to the tenant here.
This clause is optional and it applies if either you or your tenant wants to terminate the contract. Indicate the notice period of your choice if you want to include this clause.
The person who wants to terminate the contract can also choose to pay the other party a rental sum equivalent to the notice period instead.
The tenant will either have to inform you 3 months before terminating the contract, or pay you 3 months’ rent.
You will have to inform the tenant 6 months before terminating the contract, or pay them 6 months’ rent.
This clause is optional. There are two parts to this clause:
Indicate the notice period you want the tenant to provide before terminating the contract. The tenant can also choose to pay you the rental sum equivalent to the notice period instead.
Select the minimum stay that is needed for this clause to apply. Typically, minimum stay would be 3 or 6 months, for a 6-month or 1-year lease respectively.
Here’s where you can include conditions that haven’t been stated in the contract. If there are terms in the Standard Terms and Conditions or Specific Terms that you want to replace, do so here.
Step 2: Review and send contract
At this step, the tenant is sure about renting your room and you’ve got their particulars
- Complete the contract with necessary terms and tap ‘Send contract’
- Once you send the contract, your room will be reserved for the next 72 hours
- If the tenant asks for changes to the contract, edit it and send it to them again
- Wait for the tenant to sign
Both of you must sign the contract within 72 hours for a successful transaction.
Why is there a 72-hour time limit?
This time limit serves to encourage both parties to seal the deal as soon as possible. During this time, your tenant cannot request for a contract from any other Carousell Rental+ landlords, while you cannot send another contract for this listing to any other tenants.
How do I edit the Tenancy Contract after sending it to the tenant?
- Tap on ‘Update contract’ in the Chat with your tenant
- Edit the contract
- Tap on ‘Send contract’ to send the latest version of the contract to your tenant
Remember, you have to send the contract again whenever you make changes, or else the tenant won’t be able to view the changes that you’ve made.
What happens when I edit and send an updated Tenancy Contract?
We’ll notify the tenant and they will be able to view the updated Tenancy Contract. Your tenant will always view the most updated version of the contract. Previous versions will be invalid.
Can I see what the final Tenancy Contract will look like?
Yes, you can preview the final Tenancy Contract anytime, by tapping on ‘Preview’ at the bottom of the screen. All the information you’ve filled in (e.g. tenant’s and landlord’s particulars, room leasing terms, etc) on the Carousell app will be generated into the final PDF version of the contract.
Step 3: Wait for the tenant to sign and pay or send an updated contract
You’re almost there! Tenants may ask for changes in the contract in this step. Come to an agreement with them and edit the contract if you need to. Remember to send them an updated contract.
How do I make changes to the contract?
Tap on ‘Update contract’ in the Chat with your tenant, edit the contract and send it to your tenant again.
Can the contract be edited after the tenant has signed it?
Once the tenant signs the contract, neither you nor the tenant can make any further changes.
Step 4: Sign contract
Your tenant signed the contract and it’s now your turn to sign. Sign the contract and get your first month’s rent!
How do I sign the Tenancy Contract?
We’ll notify you to sign the contract once your tenant signs it and pays the 1st month's rent. Tap on ‘Sign contract’ and you’ll be redirected to DocuSign to sign the contract digitally. Sign the contract seamlessly on the Carousell app, there’s no need to download any other apps!
Once you’re done, we’ll email you the official Tenancy Contract and AXA home insurance policy.
What is DocuSign?
DocuSign provides a service that allows users to sign documents digitally. It’s certified and secure, compliant with global security standards like ISO27001, GDPR and more. It’s used by companies like Apple, VISA, and Unilever, trusted worldwide for legally-binding electronic signatures. We’ve made signing on DocuSign easy for you—do it via the Carousell app, no additional apps needed.
Where do I find the final Tenancy Contract?
It will be sent to your email address. The same contract will be sent to both you and the tenant. You can save this copy or print it out for your safekeeping if you’d like to.
Can the tenant edit the contract after they’ve signed it?
No, they can’t edit it. The contract is final once signed.

Step 5: Done, money's in your balance!
Congratulations, you’re all set. All there’s left to do is make move-in arrangements with your tenant and transfer your money to your bank account.
When will I receive my first month’s rent?
You'll receive the 1st month's rent the moment you’ve signed the contract—the move-in date of your tenant doesn’t affect when you get paid. You can then transfer it into your bank account immediately.
A one-time success fee equivalent to 30% of your 1st month's rent will be deducted from this amount.
How will I receive my first month’s rent?
The first month’s rent will be paid via Carousell. All you have to do is link your bank account or debit card, and transfer it out of Carousell. You can do this instantly.
How will I receive rental payments for subsequent months?
For subsequent months, you’re free to make arrangements with your tenant. Payments will not be made through Carousell. We recommend a trackable payment method (e.g. bank transfer), where payment can be clearly proven, to avoid disputes about rent payment.
How do I cash out my 1st month's rental income?
On your room rental listing, tap on ‘Manage rental’, then ‘Link your bank account or card’.
Pro tip: To speed things up, you can link your bank account or card even before you find a tenant.
Once you’ve signed the contract, the 1st month’s rent will automatically be added to your Balance. Go to your Balance (located on your profile) to cash your money into your bank.
